	Is the home air-conditioned?
	Our home has central heat & air conditioning for your comfort.
	Does the home have cable TV and DVD?
	Each bedroom and the lounge has cable TV. The lounge has On Demand cable TV offering a wide range of free programs. There is also a DVD and a games console.
	I have a baby, what facilities do you offer?
	We provide our guests with baby equipment, such as high chair and a full sized crib upon request. Child car seats are available from your car rental company.
	Is the home designed for physically challenged people?
	The house in on one level with a small step up to the entrance and exit.
	Who do I call if I need something?
	You can reach our property managers 24 hours a day. There is an out of hours emergency number. Please only use this in an emergency
	How far are the nearest beaches?
	Approximately 90 minutes East or West to the coast Beaches. The east coast beachs are our favourite.
	Any golf courses in the area?
	There are many courses at least 10 within 20 minutes of our home.
	How do I take care of the pool & lawn area?
	You don't! We take care of it year round.
	What amenities does the community have?
	Communal facilities on this lovely development include a tennis court, children's playground, swimming pool and basketball court.
	What are the check-in & check-out procedures?
	Check-in is after 4:00pm. The home has keyless access. The access code will be provided for each party's stay prior to arrival when the balance is paid in full. Check out is 10:00am.
	Is your house easy to find?
	Directions from Orlando International Airport are found in the " Maps/Directions" area on this site. As it�s situated close to 417 Toll Road (Central Florida Greenway), direct from the airport our guests find it very easy to find.
	How far is it from the airport?
	Orlando International Airport is about 25 minutes from the villa. Sanford Airport is approximately 55 minutes away.
	Where are the three bathrooms?
	The villa is ideal for one or two families. As you will see from the photographs, the master bedroom has an en-suite bathroom. The 2nd bathroom is situated between the other two bedrooms.
	Is it near Disney?
	You are literally just a few miles from Walt Disney World. The Disney theme parks are best accessed from World Center Drive 1.5m from the villa. Direct access can also be gained from the Osceola Parkway situated less than 2 mins. from our home. It will take you 10 mins. to Epcot, 16 mins. Magic Kingdom Downtown Disney is less than 5 miles from the villa. That�s how close you are!
	Do you offer discounts for longer stays?
	Absolutely!! We can negotiate a reduced rate for stays of over 14 nights.
	Would I have to pay a deposit?
	A non-refundable deposit of 20% secures your preferred dates. This will be deducted from the total amount due.
	What if we break something in the villa?
	We take a security deposit to protect us against loss or damage. Obviously accidents do happen and you will not be liable for minor damage (e.g. broken plate, glasses etc) but we have to protect ourselves from substantial damages and the costs incurred. The deposit is returned in full after a status report on the property has been received after your departure.
	Can we order cribs, barbeque and high chairs?
	Yes. We can arrange these things for your stay some items will involve an extra cost.
	Is there a supermarket nearby?
	Wal-Mart and a Publix supermarket are 2 minutes away on the 535. This will stock all the groceries you will need
	Is there good cheap family dining nearby?
	Yes! Diners such as Perkins and Sizzlers and many more are all on the 192 about 5 minutes away. These offer extremely good value food (particularly the breakfasts). Numerous restaurants, including Outback Steak House, Olive Garden, TGI Friday�s, Pizza Hut, McDonalds and Giordano�s are also situated on the 192 within a 5 mins. drive.
	Can you arrange attraction tickets for our arrival?
	We can arrange tickets for you with our management company. These can be ordered in advance and picked up on your arrival if you find that more convenient.
	What is the maximum number of guests?
	The maximum occupancy in the villa is 6 plus a baby. We have one Queen size bed and 4 twin beds.
	Is there a rainy season in Florida ?
	See the weather report on our linked page "Kissimmee Weather Report" accessed from our home page. The summer months are normally both the warmest and the wettest.
	Can I bring my pets?
	Sorry, no pets allowed in the villa.
	Can I smoke in the house?
	No, smoking is not allowed inside the villa.
	Is there a medical centre or local doctor for emergencies?
	Emergency numbers are contained in our welcome pack in the house.
	Is there a pharmacy nearby?
	Walgreen�s pharmacy is 2 minutes away at the top of the road on highway 192.
	Is there good public transport to the parks?
	No, I would say that car hire is essential. It is possible to travel by taxi. The public transport system in Orlando is not the best!
	How much would a taxi into Orlando cost?
	A taxi from the 192 bars/restaurants would cost approximately $12/15 each way. Other destinations that are slightly further away, such as Pleasure Island , are normally a fixed fare with the taxi company.
	What sort of nightlife is nearby?
	The 192 has numerous bars/restaurants to choose from including the Old Town and various dinner shows. For Disney nightlife Pleasure Island is a must. City Walk at Universal offers a variety of evening entertainment including a cinema complex. Please note that the Bars in the US operate a very strict over 21 years of age alcohol law. If you look below 25, be prepared to be asked for ID.
	Are there discount shopping malls nearby?
	They are all over Orlando . One of our favourites, The Orlando Premium Outlet Mall is situated adjacent to the  I4, take a left from Polynesian Isle Boulevard onto Route 535, next left onto Vineland Ave. at Little Lake Bryan; proceed 1 mile. This is approximately 5 minutes from the villa. Brand names include Ralph Lauren, Timberland, Nike, Adidas, Giorgio Armani, Versace, DKNY, Burberry etc.
	Are there other attractions, other than Disney?
	There are absolutely loads of things to do in Orlando . A variety of Information is contained in our welcome pack.
	Are there sports venues to go to?
	View the local area page on our web site, see the. The villa is also within an hours drive from Tampa, home of some of the most successful US sports sides.
	Is your house suitable for wheelchairs?
	The house is all on the one level with small step on entry and exit, but there are no specially adapted facilities within the villa.
	Is there a local take-away for home deliveries?
	All addresses are contained in our welcome pack. There are a variety of take-away facilities nearby..
	Are all towels and linen provided?
	Yes.
	Does the villa have its own phone?
	Yes, all local calls are free. We recommend purchasing a US phone card if you wish to use the phone for international calls.
	What amenities are there near by?
	There is a large Wal-Mart Super centre just 2 minutes drive away or a Publix supermarket less than 5 minuets drive together with a Burger King, Chinese restaurant, Pizza Hut, Blockbuster, Perkins, Olive Garden and many, many more. There is a nearby 24 hour Walgreens pharmacy and three gas station. You are also next door to the magnificent Falcons Fire golf complex. I4 is 5 minutes away which gives you access to the whole of Florida and the Gulf Coast. Access to Kennedy Space Centre and Gold Coast is via the 417 Toll Road.
	How do I book the villa?
	Firstly, visit our Availability 'n' Bookings  page to see what availability we have. You can then book online if you wish. We will then contact you to confirm your reservation. The deposit is 20% of the value of your stay with us.
	How do I pay the deposit?
	We accept cheques in pounds sterling, US dollars. Or a direct bank transfer.
	When is the balance due?
	The balance is due 12 weeks before the start of the holiday. This will include the security deposit and the cost of pool heating if it is required. Once this payment has been received we will send your final booking confirmation together with full directions and the access codes for the community gate and villa entrance.
	What is the security deposit?
	The deposit is £150 GPB / $250 US or €180 EURO regardless of the length of your stay and is fully refundable within 30 days of when you leave the property assuming there is no damage to the villa. Should loss/damage occur, a deduction will be made to the amount of replacement/repair and the balance returned to you. Minor breakages will not be deductible. No refund will be given if the community pool keys are not returned. (unfortunately these keys are security keys and can only be ordered through the community housing association at a high cost)
	Do I need pool heating?
	Pool heating can be provided. However, generally speaking pool heating is not required May to September inclusive. If you decide that you would like pool heating during your stay this can be arranged at the time of booking, the cost is £100 GPB / $150 US or €120 EURO per week. However if you choose not to have pool heat and you change your mind once you are there our management company can arrange this for you.
	Where do I get the door key from?
	Access to the villa is via a key pad. You will have 24 hours a day worry free access without the hassle of a key. Full details will be provided once your booking is confirmed.
	What if something goes wrong?
	Our villa is managed by a local management company who operate a 24 hour emergency number. So if you do encounter a problem there is no need to worry as help is at hand.
